Ambleside Fish and Chips in Waterhead, near Ambleside, is being marketed by Colliers for offers of £245,000.
The shop has well laid-out preparation and storage areas comprising a preparation room, back kitchen and refrigeration areas, said Colliers.
The inside of the shop offers a sitting area for up to 10 people within the main sales area.
Outside there is a landscaped Al Fresco seating area with 50 covers providing views out over Windermere and large umbrellas to give shelter for those wanting to eat and enjoy the views.
