PLANS have been lodged to build two industrial units in Ulverston in a boost to employment opportunities in the area.

Cumbria Timber Frame and Joinery Ltd has lodged plans with Westmorland and Furness Council to construct two light industrial units with hardstanding for parking and vehicular access on land next to Low Mill Business Park.

According to planning documents the proposed development seeks to increase the availability of light industrial units as demand is greater than the supply in Ulverston. It will also provide employment opportunities in the area.

The design and access statement states the ‘shortage’ of suitable units is confirmed by a local firm of estate agents and three local businesses indicating they are looking to expand and a desire to remain in the area.

It adds Ulverston has ‘rapidly expanding’ housing provision but limited opportunity for the local business community.

The Environment Agency consider the site to have a ‘high risk’ of flooding and Ulverston Town Council object to the plans.

Councillor David Webster said: “The proposals for the base of the building show an increase in height to prevent flooding, but this does not help water dispersal surrounding it and there is no explanation of where the water would go. The area is also adjacent to the beck.”

Planning documents state: “The key design considerations are to maximise the footprint of the industrial units with provision of adequate turning and parking space for delivery and other vehicles whilst taking account of potential flood risk.

“The impact of potential flooding will be mitigated by raising the entire internal floor area, creating access steps, and loading bay features.”
