A HOLIDAY let accommodating up to 18 people and with a hot tub in the garden could be set up along a main road in Barrow.

The facility at 179 Abbey Road would target 'multi-generational family holidays' and be rented out as a whole. 

These details have been outlined as part of a change-of-use application that has been submitted to Westmorland and Furness Council. The applicant is listed as Ms S Tekyi-Ansah.

An operating statement submitted in support of the proposal stresses stag and hen parties would not be wanted at the holiday let.

"This can cause challenges with the property and potential problems for our neighbours," says the document.

It says usage of the hot tub would have a 9pm cut-off and that 'signs and clear direction' would be in place. A partial roof would be added to the tub 'to further absorb any noise'.

"The property will not have CCTV as we don't feel this is good for guest experience," says the statement.

"The property does not currently have an intruder alarm and we will not install one – to avoid disturbance to the neighbours where the alarm is sounded accidentally."

Cars would be expected to park in Brighton Street, which is off Abbey Road, and Warwick Street, which runs perpendicular to Brighton Street.

The maximum number of car parking spaces required for the property's current use is 24, although the figure in reality is lower, with couples sharing vehicles.

"We would expect a maximum of four cars for every occupation in our holiday let as it will be groups of families – for example – coming together," says the operating statement.

"This will significantly reduce the parking demand in the area."

The statement says neighbours would be provided with contact details through which they would be able to express any ongoing concerns.

The property, which currently functions as a guesthouse – named Barrie House – with owners' accommodation, would be rented out as a holiday let via Sykes Cottages. No bookings would be taken 'from the street'.

"This property will be operated as a single-let holiday let," says the statement.

"We have full operational cover in place – this includes full cleaning cover, full operational guest contact during daytime hours, plus out-of-hours contact and, indeed, a full, 24-hour emergency contact service.

"We have full maintenance cover in place to ensure the property is maintained and kept in great condition."

A decision on the application is to be made by Westmorland and Furness Council.
