OUTLINE planning permission for 'up to' 40 properties on land on the edge of a South Lakeland village is being sought. 

The 'concept' for the site at Barn Hey Farm, north of the B5277 at Allithwaite, is a mixture of detached, semi-detached and terraced homes. 

A sketch showing 38 properties is included with the application. 

A design, access and heritage statement submitted by HPA Architects says this sketch 'needs to be developed'.

"Hopefully the sketch provides comfort that a scheme of this volume can be achieved," says the statement.

"This application is being made for 'up to 40 dwellings' in order to create some wriggle room, although the eventual number realised may be lower than this.

"The exact number will ultimately be determined by the eventual mix of houses, which is not finalised at this point in time."

It is anticipated the buildings would be a mixture of 1.5 and two storeys.

The site earmarked is currently agricultural fields and is 16,500 sq metres in size. 

The 11,000 sq metres of land proposed for the homes have been allocated for residential use within South Lakeland District Council's local plan. 

The other 5,500 sq metres would include 'garden, landscaping to boundaries' and a new footpath to Allithwaite village. 

The design, access and heritage statement says applicant L&W Wilson (Higham) Ltd accepts that the site must comprise 35 per cent affordable housing. 

The statement says it is expected that a condition would be applied to outline approval requesting that this level of provision be included in a future reserved matters planning application.

The main access to the development is expected to be from Locker Lane, which would be widened between its junction with the B5277 and the proposed access point.

The statement acknowledges that the scheme would result in some hedgerow removal. 

"It is accepted by the applicant and design team that the eventual design will need to demonstrate a net increase in the amount of hedgerow on site compared to what is there at the moment," it says. 

It says there are 'plenty of opportunities' for hedgerow planting in the scheme, including on the north and eastern boundaries of the site.

A separate, reserved matters application for four detached properties on a site also at Barn Hey Farm is awaiting approval. This was also submitted by L&W Wilson (Higham) Ltd.
