THE EARLY details of an ambitious plan to build a 136-acre holiday park near Barrow have been revealed.

A report setting out an Environmental Impact Assessment Scoping Request has been submitted to Barrow Borough Council in relation to the site at Roanhead Farm, 2.5 kilometres north of Barrow.

The report states the resort operator will be Landal GreenParks, which operates a network of holiday villages throughout Europe.

It describes a proposal to build 450 guest lodges, to be built in two phases of 225 units each, and eco-cabin accommodation on the site.

It states: "The proposed resort would also include a range of supporting indoor and outdoor leisure facilities for use by guests and the local community.

The report is the first step before the submission of a formal planning application, and describes a proposal in largely broad terms.

It seeks the council's opinion as to the likely supporting documentation, policy assessments, and likely issues that would be associated with the development as described - usually associated with large construction projects.

The site currently comprises existing farm buildings, which would form the 'central facilities' as part of the proposal, agricultural land, woodland, hedgerows, and streams.

Further describing the proposal, the report states: "A range of landscape and biodiversity measures would be implemented as an integral part of the proposals.

The design of the resort would aim to encourage walking and cycling through linkages to the existing network, and to allow people to access the proposed amenities."

Amenities that the resort 'could' include, along with the accommodation, according to the report, area restaurant, indoor pool, gym, spa, farm shop and deli, indoor and external play, kitchen garden, as well as an events barn and lawn.

Other potential inclusions mentioned are a children's petting farm, woodland linkages, new ponds and ecological networks.

Regarding lodge spacing, the report states: "A density of an average of six units per acre is currently anticipated."

A summary of the socio-economic impact of the early-stage proposal states: "The development proposal looks to build a lodge resort in Barrow which will be called Roanhead Resort.

"The proposal looks to incorporate the local community into the development as the lodge will provide jobs in construction and hospitality, and will also benefit local businesses by increasing the number of tourists that visit the area.

"The proposed development will have capacity for up to 1,200 guests, and these visitors are anticipated to support tourist attractions, retail, and the evening economy."
