COUNCIL bosses have given outline planning permission for 36 new homes on the outskirts of Dalton.

Harry Barker Properties has been given the go ahead to apply for full permission to build a development of two, three and four-bedroom houses on a field in Greystone Lane.

Applications for outline planning permission seek to establish whether the scale and nature of a proposed development would be acceptable to the local planning authority before a detailed proposal is put forward.

The site is within a proposed development location and 10 per cent of the new homes will have to be classed as affordable housing.

The development will be made up of three detached four-bedroom homes with a garage, one detached three-bedroom home with a garage, 18 semi-detached three-bedroom dormer bungalows with a garage, 10 semi-detached three-bedroom homes and two semi-detached two-bedroom bungalows.

The field is on land currently owned by William Parker who owns Greenhills Farm and directly opposite what is known locally as Parker’s Pond.

The original plan was for the development to include 40-45 new homes but this has since been scaled back to 36 following pre-application advice from planning officers.

A flood risk assessment submitted as part of the application states the site has a ‘very low risk of flooding’.

The report states: “The risk of flooding from rivers, tidal, surface water, sewers, groundwater, artificial sources and reservoirs is considered to be low and therefore it is recommended that mitigation measures are not necessary.”

Dalton South Councillor Shaun Blezard said he was aware of the proposed development as it had first been discussed by the planning committee last year.

“Parker’s Pond floods at the drop of a hat and I know concerns were raised about this,” he said.

“Now this has come back to the council the concerns must have been addressed so it is to be welcomed.

“There is definitely a demand for new, more executive-style houses.”
