THE garden of this welcoming Walney house provides a sunny, safe place for youngsters to grow up while the handy location makes the house a great home for all the family, as SUSAN GOODSON found out.

MANDY Backhouse may not have moved far but finding herself and daughter Maddy a new home off a quiet cul-de-sac certainly made a difference to their lives.

Having a garden was on Mandy’s mind when she moved in 2007 and when she found an extended house in a great location she knew she had found the right place.

The semi-detached home on Walney ticked both of those boxes and more.

The house - 12 Orontes Avenue, Walney - is an improved and extended home in charming Walney and is an ideal family home complete with great access to the beach, schools and local amenities. The semi has an extended family kitchen with a dining area, lounge, three bedrooms, a bathroom and loft.

Outside is an attractive front with block paving and space for off-road parking for two vehicles. To the back is a sunny, low-maintenance garden with a paved area.

Describing why the house caught her attention, Mandy said: “Apart from the house itself, there was no through traffic and it had a sunny garden which Maddy used a lot when she was younger and there is also a seating area for adults.

“It gets a lot of sun and is a really safe place for children to play. There is a gate sealing it off from the front which is not locked but you could easily put a padlock on the secure it.

“When I bought it the access to the kitchen was from the lounge, but I blocked that door off and you get to the kitchen from the hallway. I think it makes better use of the space.

“As a manager I occasionally work from home and the extended kitchen dining area is the perfect place for this.

“I love this part of the house and we have spent a lot of time there because it is so sunny and looks out on the garden.

“It has been a dining area, study and homework spot. It use has changed often in my time here.”

A door leads from the kitchen to the private garden.
