There are so many beautiful features about Green Oaks that jump out at you when looking at this charming property, but for owner Jeni it is the balcony which is her "pride and joy".

And with waves of wisteria cascading down it and the stunning views of the surrounding countryside which it gives the master bedroom, it is easy to understand why.

When Jeni first saw Green Oaks more than 20 years ago, its country feel brought back wonderful memories of her childhood spent in Derbyshire and it was the garden that sold the property to her.

However, since taking it on, the house has been transformed into a much loved family home for her and her two children, thanks to Jeni's constant devotion to every inch of it.

Green Oaks is a beautifully presented three-bedroomed detached cottage in substantial grounds with stunning panoramic views of the surrounding Lake District National Park.

On the ground floor there is a front porch, open plan lounge/dining room, kitchen, back porch with WC, sun room and garage.

To the first floor are three bedrooms of which one is en-suite and there is a separate family bathroom.

Although the gardens were already established when Jeni looked at it after a friend had spotted it, the house needed a lot of work.

Jeni explained: "What is now the master bedroom with the balcony, was a barn above the garage and still had hay and equipment in it, including a lovely big Shire horse's neck collar.

"I took away some of the space from the second bedroom, although it is still a double, to make the barn space a third double bedroom with its en-suite and added the balcony which you reach through double doors. The room has views of the garden and Cartmel Fell, exposed beams and stone walls.

"The en-suite, with its walk-in shower, also has an exposed brick wall with the remaining walls being tiled and the floor is slate.

"There was no central heating until I had it installed and everything to the front of the house is now triple glazed while the rest of the house is double glazed.

"I replaced the old wrought iron staircase with a glass one.

"Downstairs I took out the pantry and now there is a kitchen which is big enough to have a table seating four at one end, but there is also a proper dining room area at one end of the lounge.

"The dining room has double patio doors leading outside to the veranda and a seating area with views over open countryside.

"The sun room is heated with a multi-fuel stove."

The kitchen has triple glazed windows at the front and a uPVC window to the back which overlooks the courtyard and also has views of Cartmel.

There are cream wall and base units with wooden work surfaces and half mosaic tiled walls, a Bosch integrated fridge, freezer and AGA Companion with a four-ring ceramic hob and a Belfast sink.

The storage cupboard houses an oil fired CAMRAY combination boiler.

The back porch has a door to the back garden and another to a WC which is fully tiled and includes a Victorian-style pull chain WC and a hand basin.

Bedrooms two and three both have triple glazed windows and overlook the front of the house and the third room also has access to the loft.

Outside Jeni says it is definitely a spring garden with daffodils and snowdrops dotting the grounds.

The south facing back gardens are well stocked with established plants including Rhododendrons, Azaleas, Camelias and Magnolias.

There are seating areas to enjoy the garden including a slate bordered area with a summerhouse which is another feature Jeni added.

The whole garden, with its views of the surrounding open countryside, including Coniston Old Man, beautiful Cartmel and its fell ranges, is just perfect for barbeques and alfresco dining.

Although the property is rural it is just a 25 minute drive to Oxenholme railway station and trains to London in two and a half hours, it is only a five to six minute drive to Grange, nearby Cartmel has good schools and there are plenty of really lovely walks around the area.

Jeni finished: "You can be at Fell Foot Park standing in front of Windermere in just a 20 to 25 minute walk and the people in the village are so nice.

"It has taken me a very long time to come to the decision that it is time to move, but now the children have grown up I just do not need all this space.

"I love this house and the garden, so I just want exactly what I have now only smaller."
