A NEW build in a quiet cul-de-sac was the perfect solution for a family needing a change.

When Marilyn and Stuart Hartley were looking to move within their home town of Millom they loved the location of the detached family home which caught their attention.

They liked that their home was close to everything, including a short walk to the shops, schools, the centre of town, sports clubs and the nature reserve.

Presented to a very high standard throughout and with no upper chain, the property has off-road parking and both front and back gardens.

On the ground floor there is an entrance porch, formal lounge, kitchen/diner, utility room, a second reception room with a connecting shower room and sun room. The fusion staircase leads to the first floor where there are four bedrooms, including a master suite and a family bathroom. The landing also gives access to the part-boarded loft reached by a pull-down ladder.

Outside there are front and back low-maintenance gardens along with a driveway for off-road parking.

The Hartleys have lived in their home for seven years this month and is their first experience in a new build and it has proved a good one.

The house has shown its versatility with the ability to adapt to the family’s changing needs.

When they bought their home it was because they needed space for Marilyn's mother, who needed their support and their previous home didn’t fit the bill. They converted the garage into a living space for her, but sadly Marilyn's mother died weeks after they moved in.

It has since been changed again and is now a great space for their grandchildren.

Explaining about the house, Marilyn said: “It was basically a shell when we bought it so we got to choose our own bathroom and kitchen units and style the garden.

“It is such a light and sunny house with the front catching the rising sun in the morning before it moves round on to the back garden.

“We basically live in the sun room nine months of the year and the two Velux roof windows in the roof are controlled by electric remote control.

“We also like sitting out in the garden which is low maintenance but a good sized space and sheltered. The wall all the way round means it is a very safe area for young children to play as well as adults being able to spend time there.”

Although very attractively gravelled, there are also raised planted borders and lighting. The big open plan lounge is another a lovely area with a feature wall hung marble fire place with an inset stainless steel pebble effect gas fire.

Double doors with bevelled glass go through to the kitchen/diner.

The kitchen/diner is another spacious living space. It has integrated appliances - a fridge, freezer, dish washer, wine cooler, electric oven, ceramic hob with stainless steel extractor canopy. Patio doors lead into the sun room.

Off the kitchen is a very handy utility room with a range of base cupboards to match the kitchen with inset stainless sink unit with mixer tap, integral freezer and washer.

The second reception room has a connecting shower room and is used by the Hartleys as another lounge, but it would make an ideal guest bedroom/games room or self contained living space.

Upstairs not only has four bedrooms, but the master has its own dressing area with built-in storage and an en-suite shower room with a double shower cubicle, fully tiled walls and floor and spot lights.

The fourth bedroom is currently used as an office with a range of fitted furniture.

The family bathroom is fully tiled with a contemporary bathroom suite in white.

After seven years of family life the house is still in immaculate condition and the only reason it is on the market is Marilyn and Stuart are ready to downsize.
