A PUB has been put on the market with auctioneers suggesting the property could become the latest Barrow pub to cash in on the contractor accommodation boom.

The Rams Head in Rawlinson Street is due to be sold at auction on May 31 with a guide price of £300,000. The pub was bought by current owner, Gary Hardie, for £50,000 back in 2010 according to Land Registry records.

Auction House Cumbria, which will host the sale at the Coronation Hall in Ulverston from 6.30pm, describes the pub as a "potentially high yielding property ideal to meet the high demand for rooms to let in Barrow".

The pub, which has been recently refurbished, has 14 bedrooms with a spacious bar and separate function room.

The four-floor property also has a cellar, garage with workshop and outdoor seating area.

A number of pubs in Barrow have recently been converted or renovated to add to the town's stock of serviced rooms to let.

The Ambrose in Duke Street, which is still operated as a popular pub, is one which is favoured with contractors while other pubs have been converted into apartment blocks following closure.

Blake Henderson, a property development firm, has bought and renovated a number of closed pubs into serviced flats including the Washington, Wheatsheaf and Crystal Palace.

The company is also set to build 12 homes on the site of the former Cemetery Cottages Club and has recently been given the green light to convert an office block in Lawson Street into serviced apartments.

Director Andi Cooke, who has been in the property business for a decade, said Barrow was an ideal location to invest, given the area's ongoing development and industrial growth.

"It's really good for us to find an area where there is a good mix of investment from the big companies, such as BAE, and scope to regenerate empty premises," he said.

The developer said the firm was proud to be taking such a pivotal role in the regeneration of Barrow's housing stock.

"We are proud of the way we are helping to regenerate the area and to transform disused buildings and land," he said.
