PLANS to revive a demolished residential area looks set to return to the drawing board following council recommendations.

Council executives who granted permission for developers to take forward a housing scheme are now expected to re-market the site.

Copperplane LTD were given three months to come up with housing proposals for the site which saw the demolition of properties in Sutherland Street, Arthur Street, and Marsh Street in Barrow.

After agreeing to to grant Copperline LTD permission to take the proposed housing scheme forward, the council is recommending that all negotiations with the company are brought to an end.

Executive director of Barrow Borough Council, Phil Huck, said: "A number of discussions have been held with Copperplane and their legal representatives, and I am of the view that negotiations have reached the point of best and final offer.

"Copperplane remain interested in the development in principle. However, their viability assessment indicates that the site has only a nominal value."

Mr Huck, added: "Whilst we have to accept that the site is not of great commercial value, there does seem to be some tentative interest in development on sites such as this.

Since the councils overriding interest has to be ensuring that the site is developed without the risk of losing the site for a nominal sum, this is the recommended option."

Copperplane Ltd, which has owned around 50 privately rented properties in Barrow for around 10 years, approached the council earlier this year – and in August was given a three-month exclusivity period to work up some proposals.

The council later extended the the exclusivity period to a further six months.

The site was cleared in 2012 and properties were demolished in Sutherland Street, Arthur Street, and Marsh Street.

Following the demolition of the properties, the council has struggled to find a developer to take the project forward.

The next executive committee meeting will take place on Wednesday, 9th September at 2.00pm.
