A BARROW hotel has been put up for sale for £2m.

The Fairway Hotel, which boasts a turnover of £629,000 and 42 rooms, has been put on the market for £1,950,000.

The family business in Barrow is also a licensed wedding venue, and is being sold following the retirement of its owners.

The hotel’s Rightmove advert says significant investment in Kimberly Clark and BAE Systems make it a “fabulous opportunity”.

Located in Hawthwaite Lane, the business’s turnover is predicted to rise to £1m within two years.

Its 42 double bedrooms are all en-suite, including a new bridal suite, a newly refurbished entrance hall and reception area, lift, restaurant, conservatory, wedding venue, conference centre, and bar.

The vendors say that a recently completed extension to include a wedding venue and conference centre will further increase the potential of the operation.

The hotel advert states: “The hotel is ideally sited to capture the local business trade and the business enjoys high occupancy rates all year round.

“The hotel is now a fully licensed wedding venue which is expected to further enhance the viability and potential of this operation.”

Ten weddings are already booked in for this year, with plans in place to host regular wedding fairs.

The restaurant opens daily from noon until 2pm for lunch, and from 5.30pm to 9.30pm for dinner. Also included is a driving range, currently let, providing a rental income of £8,400 per annum.

The commercial rates payable for the hotel are £27,487 per annum.
